About the role

The Lease Accountant is a critical position responsible for managing the company's lease accounting. This role will oversee all aspects of lease accounting, including the implementation and maintenance of lease administration software, financial reporting, and the application of technical accounting guidance. The ideal candidate will possess deep expertise in lease accounting standards, strong leadership skills, and the ability to collaborate effectively with various business partners to ensure accurate and compliant lease reporting. This role is essential for providing timely and accurate financial information related to the company's lease portfolio.

Key Responsibilities

  • Perform month-end close activities, including preparing and posting journal entries, and completing account reconciliations for lease and related accounts

  • Work closely with cross-functional teams, including Real Estate, Legal, and Accounts Payable to gather accurate lease data

  • Serve as the primary point of contact for the third-party lease abstraction firm

  • Review and validate the accuracy of all lease abstracts provided by the firm, ensuring critical data points (e.g., lease term, rent commencement date, renewal options, and incentives) are correctly captured.

  • Manage the workflow and communication with the firm to ensure new leases and modifications are abstracted in a timely manner

  • Develop and maintain a methodology for calculating and supporting the IBR

  • Ensure compliance with all relevant lease accounting standards (ASC 842) and company policies

  • Oversee the end-to-end process for the timely payment of all base rent, operating expenses, and other lease-related charges

  • Assist with external and internal audits by providing documentation, schedules, financial disclosures and explanations for lease-related accounts

  • Identify and implement process improvements to enhance the efficiency, accuracy, and scalability of lease accounting procedures

  • Participate in special projects, optimization initiatives, ERP & lease tool enhancements, internal controls, and ad hoc analyses

The experience you have

  • Minimum of 5 years of accounting experience, with specialized experience in lease accounting

  • Hands-on experience with a major lease accounting software platform (e.g., CoStar, LeaseQuery, Tango Analytics etc.)

  • Expert-level knowledge of lease accounting principles and financial analysis

  • Proficiency in ERP systems (e.g., Netsuite, Microsoft Dynamics) , Microsoft Excel (e.g., v/xlookup, PivotTables, sumproduct), and with databases (e.g. SQL, BigQuery)

  • Exceptional analytical, problem-solving, and communication skills

  • Ability to work effectively with cross-functional teams

  • Strong attention to detail and a high degree of accuracy

  • Ability to manage multiple priorities and meet tight deadlines in a fast-paced environment

Base Salary: $135,500 - $149,000 per year.

Wonder uses geographic-specific salary structures, which means the salary offered may vary depending on where the job is located. The final salary offer will take into account various factors, such as the candidate's skills, education, training, credentials, and experience.

Our hybrid model requires 3 days a week in the office. That said, many team members choose to come in more often to take advantage of in-person collaboration and connection. You're welcome—and encouraged—to be in the office up to 5 days a week if it works for you.
