About the role:

As the Real Estate Manager, you are a critical team member involved in sourcing locations for our restaurants across the Texas. With an ambitious strategy and active development pipeline, this person will be an integral member of the Launch Team. The successful candidate will support in scaling our portfolio and will be essential in identifying, negotiating, and securing sites for the company. You will have commercial real estate industry experience on lease and purchase deals in retail. You will leverage relationships and the right candidate will have experience in analyzing, documenting, and reporting on multiple potential commercial Real Estate sites.

In addition to site sourcing, the successful candidate will also pitch sites in a presentation form and drive tours with senior leadership for approval. The candidate will help to further develop and refine standard operating procedures with cross functional teams as we expand in the future. You will be comfortable working with leadership teams as well as various departments to ensure a successful future restaurant.

Responsibilities:

  • Has strong Commercial Real Estate knowledge and education, and is able to quickly become an expert on new markets and projects
  • Develop and cultivate relationships with owners, brokers, developers, potential business partners, and professional organizations to give company the best positioning for deals
  • Contribute to team and cross-functional goals with moderate supervision and direction building relationships in the process
  • Assist Expansion Team in the research and sourcing of new sites including the identification, detailed review, and finalized reporting on all pipeline opportunities
  • Analyze market data and provide reports to help with forecasting and planning of future growth
  • Manage projects with internal and external stakeholders
  • Frequently interacts with Real Estate team members to ensure completion of zoning reviews, construction estimates, work letters, and all other internal requests to be able to effectively manage external negotiations.
  • Operate by diving into goals and fundamentals involved in each property (i.e., budget, lease structure, schedule constraints, etc.), to creatively problem-solve issues as they arise and negotiate leases to meet aggressive launch schedules.
  • Work closely with Finance, Legal and other business partners to ensure projects meet current projections.
  • Identify, develop, and propose opportunities for business / process improvement.

Experience:

  • 3-5 years of Commercial Real Estate experience with knowledge of lease and/or sale transactions
  • Experience managing projects, drafting LOIs, reviewing legal documents, and vetting and leading vendors a plus
  • Ability to analyze real estate opportunities and provide insight on findings
  • Ability to think critically and prioritize competing priorities
  • Proficient in MS Office Suite
  • Excellent organizational & interpersonal skills
  • Strong presentation skills and ability to command a room
  • Ability to travel regionally to visit sites, meet with team members and business partners. A vehicle is necessary for the position.
  • Role primarily will be based in the region assigned. Travel to new regions may be required in the future.

  • You have strong interpersonal skills and the ability to build and maintain relationships with internal and external stakeholders
  • You can work independently and collaboratively in a fast-paced, dynamic environment

Please note this is a Texas based role

Base Salary: 115,000-122,000 per year.
Wonder Group uses geographic-specific salary structures, which means the salary offered may vary depending on where the job is located. The final salary offer will take into account various factors, such as the candidate's skills, education, training, credentials, and experience.
