The Opportunity

We are seeking an experienced Senior Mechanical Project Manager to join an established commercial mechanical contractor serving the Detroit Metro area.

This is a hands-on role for someone who understands both sides of the business, managing commercial HVAC/mechanical projects and estimating the work. The position is approximately 70% project management and 30% estimating, with project management taking priority.

You'll oversee projects from initial estimating and preconstruction through execution, billing and closeout while coordinating field labor, materials, vendors, subcontractors and customers.

Projects include commercial HVAC replacements, tenant improvements, new construction, design-build, service and controls projects, with typical project values around $600K–$800K and larger projects exceeding $2M.

What You'll Do

• Manage commercial HVAC/mechanical projects from startup through closeout
• Review mechanical plans, specifications, bid invitations and project scope
• Perform HVAC, sheet metal/ductwork and piping takeoffs
• Prepare estimates, proposals, scopes, exclusions and clarifications
• Obtain and evaluate supplier and subcontractor pricing
• Manage project budgets, schedules, change orders, billing and profitability
• Coordinate labor, materials, equipment and procurement
• Work closely with field technicians, installers, customers, vendors and subcontractors
• Help coordinate approximately 4–10 HVAC technicians/installers based on workload
• Maintain strong customer relationships and identify opportunities for additional work
• Help support the continued growth of the Mechanical Division

What We're Looking For

• 5+ years of commercial HVAC/mechanical project management and estimating experience
• Ability to independently manage awarded projects from startup through closeout
• Strong commercial HVAC/mechanical estimating experience
• Experience performing takeoffs and building project pricing
• Knowledge of HVAC, ductwork/sheet metal and piping scopes
• Experience with budgets, change orders, billing, scheduling and job-cost/profitability management
• Strong field coordination and subcontractor/vendor management experience
• Comfortable working directly with ownership and field teams in a hands-on environment
• Strong communication, organization and customer-facing skills

Nice to Have

Experience with any of the following is a plus:

• Sheet metal and ductwork
• Pipefitting
• Building automation systems (BAS) / controls
• Commercial HVAC service and retrofit projects
• Design-build
• Chillers and boilers
• Commissioning
• Light-industrial mechanical projects
• Existing relationships within the Southeast Michigan mechanical/HVAC market
• Experience mentoring employees or helping grow a mechanical division

This is not a desk-only PM position. We're looking for someone who understands how commercial mechanical projects are actually built, can estimate the work, manage it after award and build strong relationships with customers and field teams.
