Lead Superintendent/Project Manager – Commercial Painting

San Diego County, CA

$110,000–$120,000 base salary (up to $130,000 for an exceptional candidate) + performance-based bonus potential.

We're looking for a hands-on Lead Superintendent / Project Manager to oversee commercial painting, reconstruction, and exterior restoration projects throughout San Diego County. This is an opportunity to join a well-established contractor with a strong reputation in the HOA, multifamily, and commercial markets.

This is not a desk job. You'll spend the majority of your time in the field leading projects, working directly with crews, building relationships with clients, and ensuring projects are completed safely, on schedule, and within budget.

What You'll Do

  • Manage multiple commercial painting and reconstruction projects from kickoff through closeout.
  • Lead project scheduling, manpower planning, site logistics, and daily field operations.
  • Serve as the primary point of contact for property managers, HOA boards, consultants, and clients.
  • Conduct regular job site visits to monitor quality, safety, production, and overall project progress.
  • Manage project budgets, labor productivity, change orders, billing support, and profitability.
  • Coordinate field crews, subcontractors, materials, and equipment to keep projects moving efficiently.
  • Resolve field challenges quickly while maintaining excellent customer service.
  • Recruit, mentor, and develop field personnel.
  • Ensure projects meet company quality standards and OSHA safety requirements.
  • Maintain accurate project documentation and support successful project closeout.

What We're Looking For

  • 5+ years of experience managing commercial construction, painting, reconstruction, exterior restoration, or related projects.
  • Experience with HOA, multifamily, occupied-property, or commercial projects is highly preferred.
  • Strong leadership skills with the ability to earn respect from field crews and build lasting client relationships.
  • Experience managing multiple active projects simultaneously.
  • Strong understanding of budgeting, job costing, labor management, scheduling, and change orders.
  • Excellent communication, organization, and problem-solving skills.
  • Comfortable working in the field throughout San Diego County.
  • Experience with Microsoft Office, Excel, and project management software.
  • Bilingual English/Spanish is a plus.
