Property Manager

Miami, FL (Onsite – must be local)

$45,000 base + performance bonuses

Targeted total comp: $75,000–$85,000+ (bonuses for renewals, leasing performance, and unit counts)

Overview:

Join an elite residential property management team overseeing ~500 multifamily units across ~40 buildings in dynamic Miami. We’re searching for a proactive, structured, and detailed Property Manager to:

• Drive on‑site operational excellence, including conducting inspections, documenting needs, setting priorities, and ensuring standards are met.
• Lead renewal conversations with residents, negotiating renewals and rent adjustments.
• Oversee maintenance workflows, assigning tasks to maintenance techs and vendors, ensuring completion, quality, and resident satisfaction.
• Partner daily with Assistant PM, leasing staff, maintenance, and regional leadership to improve processes.
• Produce concise daily reports and attend a brief morning meeting to align priorities.
• Use AppFolio + Microsoft Office + SharePoint to manage leases, work orders, communications, and compliance.

Requirements:

• Residential multifamily property management experience (2–3+ years)

• Bilingual Spanish (read/write) – professional fluency

• AppFolio experience (Yardi experience considered)

• Local to the Miami area (onsite role; daily property visits required)

Nice to have:

• Class A property experience

• Bachelor’s degree

• Please no HOA or condo‑only experience – multifamily management is essential.

Schedule & Logistics:

Onsite 5x per week — visit multiple properties within a ~5mi radius (inspections, vendor coordination, move‑outs)

Work hours: 7:55amam–5:00pm
